How to vet a guest before you accept.

Most guests are lovely. A few minutes before you accept helps you spot the rare booking that isn’t, without putting off the good ones.

Five checks before you say yes

Each one covers something the others miss.

    Read their profile properly

    Look past the star rating. Read what past hosts wrote, how recent it is, and how the guest replied.

  2. 02

    Message before you accept

    Ask what brings them to the area and who’s coming. Clear, friendly answers are a good sign.

  3. 03

    Their Reputation Record

    Ask for their Record ID. You’ll see how their last stays ended, including any damage settled and what they said about it.

  4. 04

    Make the rules plain

    Put house rules, guest numbers and quiet hours in the listing and the confirmation message, so nothing is a surprise.

  5. 05

    Photos at check-in and check-out

    Take dated photos before they arrive and after they leave. If something does go wrong, you’ll have evidence ready.

Do they have to pay to share their record?
